ZMCHD provides for the licensing and inspections of manufactured home parks to insure compliance with State of Ohio regulations. Manufactured home parks (mobile home parks) in Ohio are regulated under the authority of Chapter 3733 of the Ohio Revised Code (ORC). “Manufactured home park” means any tract of land upon which three or more manufactured homes used for habitation are parked. Manufactured home parks are subject to the rules for construction, drainage, flood plain management, sanitation, safety and operation as specified in Chapter 3701-27 of the Ohio Administrative Code (OAC).

Health Department Services:

 

1.    Park Inspection and Permits: The health department is mandated by the Ohio Revised Code and the Ohio Administrative Code to inspect each licensed manufactured home park at least once annually. Each operator of a Park is required by law to purchase annually a permit from the health department.

 

2.    Home Installations in Parks: Effective July 1st, 2007, every manufactured home placed in a licensed Park must meet the Ohio Department of Health and Ohio Manufactured Homes Commission installation standards. These standards are governed by the following rules:

B.  New Home Installations in Existing Parks

Park operators and installers (licensed through the Ohio Manufactured Homes Commission) and the health department must work together to ensure the home is installed safely for the benefit of the homeowners and adjacent homes within a Park.
